Gas-fired water heaters account for most of the repair calls a contractor sees here, which shapes what they look at first. Utility gas heats more occupied homes in Union County, New Mexico than any other fuel, at 59.0% (2020-2024 ACS 5-year). A burner that fires reliably but vents poorly will fail again regardless of what part gets swapped, so the flue, the draft hood, and combustion air supply are inspected before anything else gets quoted. Sediment load in the tank, thermocouple wear, and gas valve condition follow from there.

Plumbing runs and water heater fittings in a house this old have been patched, adapted, and left alone across multiple equipment generations. Half the homes in Union County, New Mexico were built in 1961 or earlier (2020-2024 ACS 5-year). A contractor who opens a water heater in stock like this finds components that may predate current part lines, which means the repair scope is set by what is still manufactured for that configuration, not by what the job looks like from the outside. A sediment-packed tank or a failed anode rod in a unit that has itself been replaced once or twice sits inside supply lines that tell a longer story about what the house has been asked to run.

The Parts of a Water Heater a Contractor Checks First

Isometric line illustration of a cutaway house with a dark tiled roof, showing interior rooms with a bed, sinks and a bathroom, and a central cylindrical water heater connected to a tall vertical flue pipe through the roof.

The tank is the piece most homeowners know: a large insulated cylinder that sits in a utility room, garage, or basement and holds a supply of hot water ready for use. Inside it, a burner or heating element does the actual heating, and when either one fails, the water stays cold or never reaches the right temperature.

The thermostat sits on or inside the tank and tells the heating element or burner when to run. A pressure relief valve mounts to the side of the tank and releases if pressure builds past a safe point. The anode rod hangs inside the tank and slows corrosion of the steel shell, and when it is spent, the tank itself starts to deteriorate.

The drawing shows the general layout of a water heater system, and a licensed contractor determines which parts apply to the specific unit and conditions in your home.
